T&Cs
Last updated: 28. October 2026
These Terms & Conditions apply to bookings, memberships, passes, events and use of the facilities at Brixton Sauna Garden (“BSG”, “we”, “us” or “our”). By making a booking, purchasing a membership or pass, or using our facilities, you agree to these Terms & Conditions.
Please read them carefully before booking. Sauna and cold-water immersion involve inherent risks, and all participants must follow our safety guidance.
1. Bookings and admission
1.1. All sessions, memberships, passes and events are subject to availability and must be booked through our designated booking system unless we confirm another arrangement.
1.2. Customers are responsible for selecting the correct session, date and time and for providing accurate contact and booking information.
1.3. Unless we expressly advertise an activity for a different age group, our facilities and communal sauna sessions are for adults aged 18 and over. We may ask for proof of age.
1.4. A booking or membership does not guarantee admission if a customer does not comply with these Terms & Conditions, safety requirements or reasonable staff instructions.
1.5. Please arrive in good time for your session and follow any arrival instructions provided during booking. Late arrival may reduce your time in the facilities. We cannot guarantee that late arrivals can be accommodated.
1.6. Sauna sessions and other activities must be booked in advance where required. Walk-ins are subject to availability and are not guaranteed.
2. Cancellations, rescheduling and missed sessions
2.1. Customers may cancel or reschedule a booking at least 6 hours before the scheduled start time to retain the booking credit, where the booking type permits this.
2.2. Cancellations made less than 6 hours before the session, and failure to attend (“no-shows”), will normally result in the booking credit being forfeited.
2.3. Some events, workshops, introductory offers or special bookings may have different cancellation conditions. Any different conditions will be communicated before purchase.
2.4. If BSG cancels a session, we will offer an appropriate alternative, booking credit or refund, as applicable and in accordance with your statutory rights.
2.5. If a customer arrives late, leaves early or chooses not to use a booking, no refund or replacement credit is normally provided, subject to applicable consumer law and any specific terms of the booking.
2.6. Nothing in this section affects any cancellation or refund rights that customers have under applicable law.
3. Memberships, passes and session credits
3.1. The benefits, price, validity period, number of sessions, renewal arrangements and any minimum commitment for each membership or pass will be stated at the point of purchase.
3.2. Memberships and passes are intended for the named customer and may not be transferred, sold or shared unless the relevant offer expressly permits this.
3.3. Where a membership includes a monthly allocation of sessions, those credits must be used within the stated validity period. Unused credits will expire at the end of that period unless the specific offer states otherwise or an extension is agreed.
3.4. Memberships and passes do not guarantee availability at a particular time. All visits remain subject to the booking system, capacity limits and availability.
3.5. Any complimentary sessions, guest benefits, discounts or event offers included in a membership are subject to the conditions stated when the membership is purchased. Benefits cannot be exchanged for cash and cannot be combined with other offers unless expressly permitted.
3.6. Unless expressly stated otherwise, membership benefits apply only during the active membership period and do not continue after expiry or cancellation.
3.7. Where a membership includes unlimited visits, “unlimited” means that eligible sessions may be booked subject to availability and any stated usage restrictions. For example, a membership may limit a customer to one session per day. Customers must follow the restrictions displayed at purchase.
3.8. Any special launch offer, promotional price or limited-period membership will be governed by the specific conditions displayed when it is purchased. Where those conditions differ from the general membership provisions in this document, the specific offer conditions will apply to that offer, provided they are lawful.
4. Membership payments, renewals and cancellations
4.1. The payment amount, billing frequency, minimum commitment and renewal arrangements will be explained before purchase.
4.2. Where a membership renews automatically, payments will continue at the advertised rate until the membership is cancelled in accordance with its terms.
4.3. Where a membership is offered for a fixed period with no automatic renewal, it will expire at the end of that period and no further payment will be taken unless the customer purchases another membership.
4.4. For rolling memberships, cancellation requests must be submitted in writing using the contact method stated at purchase or in the membership confirmation. Any notice period or minimum commitment will be clearly stated before the customer purchases the membership.
4.5. Where a minimum commitment applies, cancellation will normally take effect after that commitment has been fulfilled and any required notice period has been completed. We will not impose a minimum commitment or notice period that was not properly disclosed before purchase.
4.6. If a cancellation request is received too close to the next billing date to take effect for that payment, cancellation may take effect from the following billing period, where permitted by the membership terms and applicable law.
4.7. Refunds for unused membership time or credits are not normally available after a membership period has started, except where required by law, provided for in the specific offer or agreed by BSG.
4.8. Statutory rights, including any applicable consumer cancellation rights for online or distance purchases, are not affected by this section.
5. Membership freezes
5.1. Where the membership type allows it, a customer may request a temporary membership freeze by contacting us in writing.
5.2. Our proposed standard policy is to allow up to two freezes per calendar year, subject to approval and the conditions communicated for the relevant membership.
5.3. Requests should normally be submitted at least 7 days before the next billing date. Requests received later may not be processed before the next payment.
5.4. A freeze only takes effect once confirmed by BSG. The confirmation will specify the start date, end date and any effect on payments, membership benefits and expiry dates.
5.5. Unless otherwise agreed, membership benefits cannot be used during an approved freeze. The membership will resume in accordance with the confirmed arrangements.
5.6. Freezes are not available for every pass or promotional offer. The terms stated at purchase will determine whether a freeze is permitted.

6.9. Customers must not use the facilities if they have a condition or impairment that makes participation unsafe, or if they cannot follow safety instructions independently or with appropriate assistance.
6.10. By booking and participating, customers acknowledge that sauna and cold-water immersion carry inherent risks. These risks do not remove BSG’s legal responsibilities or any liability that cannot lawfully be excluded.

11.2. We will make reasonable efforts to notify affected customers of significant changes or cancellations.
11.3. If BSG cancels a confirmed session or makes a material change that means the customer cannot reasonably use the booking as intended, we will offer an appropriate alternative, credit or refund in accordance with the circumstances and applicable law.
11.4. We may temporarily close or restrict access to any facility where we reasonably consider it necessary for health, safety, maintenance or legal compliance.
